A subdivision plat is a map of a subdivision of land into lots and blocks. It is the product of a process that simplifies legal property descriptions and dedicates lands for public use. Subdivisions plats are prepared by a licensed land surveyor in accordance with Minnesota Statutes, Chapter 505.
A CIC plat is a map of a subdivision of land into Common Interest Communities (e.g. Condominiums, Planned Communities, Co-ops). CIC plats are prepared by a licensed land surveyor in accordance with Minnesota Statutes 515B.2-110.
A Registered Land Survey is a survey performed for the identification of registered (Torrens) lands in accordance with the requirements of Minnesota Statutes, Chapter 508. The word "Torrens" is used to designate the system for registering the title to land. Land in Minnesota which has been "registered" pursuant to an Order of Registration issued by the District Court is commonly called "Torrens Land." The owner of registered land is said to have "Torrens Title." Land which has not been registered is commonly called "Abstract Land."
A Road Right-of-Way map shows governmental right-of-way on state, city, county or township roads that may be acquired by a governing body. Road Right-of-Way maps are prepared by licensed land surveyors in accordance with Minnesota Statutes 160.085, 160.14, 505.1792, and 505.1793. Maps filed for record under this section do not transfer title to the property described. Actual easements for road right-of-way require that a separate legal document be filed.
